EEI provided tenant improvement commissioning services on 1.6-million SF in Amazon's corporate headquarters located  in a six-block campus in the South Lake Union neighborhood of Seattle.  Each of the project's buildings included office and street-level retail space with three of the buildings being as high as 12 stories tall.  

EEI’s services included design review, submittal review and the development of the commissioning specifications, commissioning plan, installation/start-up prefunctional tests and functional tests.  After Amazon moved into its new facilities, EEI conducted a post-occupancy commissioning review.

EEI’s scope of work includes the following systems:

  • HVAC:  Rooftop units, returns fans, heating/cooling coils, fan terminal units, dampers, valves, actuators, sensors, controls components and strategies
  • Lighting: Occupancy sensors, daylight sensors, photocells, switch controls, programmable controllers and strategies
  • Controls: Energy management control system equipment, including control sequences, alarms, trending, graphics, basic metering and fire alarm interface
  • Fire/Life Safety: HVAC smoke detection shutdown and dry contact interface between fire alarm and direct digital control systems (only)
