Serious heating deficiencies were experienced by the owner during the winter of 2012-2013. Heating problems persisted during the winter of 2013-2014, including complete loss of heating capability in the system serving the Pro Shop and the rest of the north end of the building.
EEI was hired by the owner in late 2013 to thoroughly evaluate the problems and recommend appropriate solutions. Examples of EEI’s recommendations include adding an additional makeup air unit (MAU) to the kitchen, modulating airflow to maintain neutral pressure in the kitchen, relocating several fan coil units (FCUs) to provide required ventilation, and adding electric preheat coils to the OA inlet of all ERVs to ensure no frosting of the cores. EEI also provided documentation and acted as an expert witness for the owner in a litigation hearing involving one or more of the original installing contractors.
