EEI provided commissioning services for the University of Southern California’s (USC’s) massive building project named The Village at USC. Phase 1 of The Village at USC consisted of five buildings (Buildings 4, 6, 7, 8, 9, and the Retail Pavilion associated with Building 9), equating to nearly 1.2 million square feet of space.

The primary objective of the project was to significantly increase the University’s capacity to house undergraduate students on University property in a safe environment. A new mixed use development was constructed, comprising of residential and dormitory units with associated student common areas, laundries, podium level retail, dining and food court, and subterranean parking garage, in addition to a Central Utility Plant.

Our team was selected to provide design through warranty commissioning for The Village at USC, all in compliance with Title 24 Energy Codes (formerly CALGreen).

Commissioned systems included the central BAS, central utility plant, HVAC systems, kitchen ventilation and exhaust systems, scheduled/occupancy sensor lighting controls, networked lighting and dimming controls, emergency power systems, plumbing systems, landscape irrigation systems, fire alarm system and integrated testing, fire pumps, and security and access control system.

The project was recently awarded the Silver Award at the Los Angeles Business Journal’s Commercial Real Estate Awards in the “Best Development Project” category.
