The DIS Wheeler Office Building project involved the construction of a 6-story building with approximately 250,000 SF of above-grade office space and 125,000 SF of below-grade parking. The building was built out as a core-and-shell project, with the tenant improvement portion as a separate scope. However, it was necessary for the tenant improvement work to be completed to fully test the core-and-shell systems.

EEI uncovered, documented, and reported several issues during commissioning and provided recommendations for each item, such as installing hydrogen sensors in the battery rooms with audible alarm and strobe both inside and outside the room to warn maintenance staff of a potential build-up of flammable levels of hydrogen in the room air.

Commissioned systems include AHUs with direct expansion cooling, series fan power terminal units, electric unit heaters, exhaust fans, garage exhaust fans, garage supply fans, rooftop fluid coolers with associated circulation pumps, domestic water booster pump package, garage sump pumps with oil/water separators, electric water heaters, domestic hot water circulating pumps, lighting control equipment, meters, emergency power generator, automatic transfer switches, and energy management control system.
